The Grain Barn

Quality commercial units to rent in superb, eco-friendly renovated Grade II listed barn at Pierrepont Farm

Our project to renovate the Grade II listed Grain Barn at Pierrepont Farm in Surrey is underway and will be completed by early 2026. The £1.2 million eco-friendly refurbishment will retain the barn’s historic features while using both traditional and cutting-edge techniques to make the building as environmentally sustainable as possible.

Superb location 

Located near the popular craft town of Farnham, within the Surrey Hills National Landscape area, the completed Grain Barn with its five new units will be a stunning addition to the existing Old Dairy, where 12 artisan businesses already operate. These include silversmith and jewellery makers, designers, artists, furniture makers, fudge makers, furniture restorers, a cheese maker and a micro-brewery with a taproom. These business units were previously renovated by the CRT to provide a perfect and peaceful location for a diverse business community, with the town of Frensham just a mile away. The working dairy farm building is a short walk from the courtyard along the entry road, and in the surrounding fields, you can see the farm’s distinctive herd of Jersey cows grazing.   

  

    

Eco-friendly renovation

The restoration is using natural building materials, including hemp blocks for insulating the walls, traditional lime render, and timber fibre insulation in the roof – a waste product from timber processing. These materials allow water vapour (but not heat) to pass through, which is important in an old building to avoid historic features like timber getting damp. The building will be heated by air source heat pumps – which use three times less energy than conventional electric heaters and will also be well-insulated to retain heat.

   

The Grain Barn units

The refurbished Grain Barn will sit perfectly within the picturesque setting at Pierrepont Farm, providing an attractive base to work from and completing the restoration of the Old Dairy complex. The extensive interior provides rental space across two floors – a ground floor and a mezzanine level (first floor).

The rental space is divided into five individual units. Units 1, 2 and 3 occupy two levels – the ground floor and first floor, with stairs connecting the areas. Units 4 and 5 are situated on the ground floor only and feature a high space to roof level. Each unit benefits from a private exterior door on the ground floor, with Unit 1 having two separate exterior doors. Each unit will include a dedicated toilet facility and provisions for service connections, enabling tenants to fit out units according to their needs.

Interior walls will be lime plastered, and natural oak used for new doors, stairs and mezzanine (first floor) level floor and railings, as well as external windows. Pre-existing walls will retain the original building’s natural brickwork. A hard-wearing but attractive screed floor will be laid on the ground floor. All units have been thoughtfully designed and will be fitted with bespoke lighting solutions, tailored to provide optimal task lighting.
